It’s all about location. A look at the townhomes sold in the Boatworks community between January and June this year indicate homes with multi level water views achieve more at resale than homes not on the river front. When the home is modernized, freshly painted, modern light fixtures, some kitchen and bathroom updates the seller’s return on investment can be greater.
Let’s look at the numbers.
Of the six townhomes sold from January to present, the average per square foot price for homes above 1900 square was $307. The highest per square foot price achieved was $350 for a 2000 sq. ft. townhouse on Maritime Way which sold at $700,000. This townhouse had multi level river front views.
Two other homes of the same size changed owners, neither was on the water. The average per square foot price was $285.92.
The average per square foot price for smaller units 1800 square feet and below was $320. None of these units had views of the water. The highest per square foot price achieved was $326.76 for a 1775 sq ft. townhouse on Marina Drive which sold for $580,000.
