The average price of all houses sold in Bayonne from May 2017 thru April 2018 is 15.68% higher, that is $342,601, than the average sold price during May 2016 thru April 2017 of $296,161.
2 family houses saw the highest gain at 16.19% during May 2017 thru April 2018. During the month of April 2018 the average gain was 39.08 at $453,847 compared to April 2017 when the average was $326,311.
The average price of condos rose 9.19% in 2017/2018 compared to the previous year 2016/2017. The average price in April 2018 declined 3.67% over April 2017.
Single family houses gained 11.16% during 2017/2018 compared to 12 months before but declined by 18.51% during the month of April 2018 compared to April 2017.

Add value to your home before listing for sale
Spring is here and some homeowners may be considering placing their homes on the market. Before you list I thought I’d share some suggestions on adding value to your townhouse.
Bear in mind that much has changed in home decor since Boatworks was developed in 2004. Buyers are aware of the trends, they look at home improvement shows on TV and expect to see some of those updates in the homes they view before making a decision.
Sellers who achieved the highest sold price on their townhouses in 2017 had one thing in common. They updated their houses before listing.
While it is not essential to update every room in the house knowing what updates make sense will go a long way in adding value and getting your townhouse sold quickly.
Firstly, repaint the whole house. Paint makes a big difference in your home’s appearance. Replace the appliances if they are over 7 years old. New counter tops are relatively inexpensive try stone or granite. Refinish the floors, install new carpets if you cannot replace the original floors with wood. Install tile or laminate flooring in the den. Update the master bathroom.
If your budget is limited try washing the walls and paint only those that look shabby. Hire a professional company to clean the carpets. Add new light fixtures throughout the house. Install hardware on the kitchen cabinets. Add a back splash in the kitchen. Replace the refrigerator and the stove if necessary.

The Boatworks achieves $410,000 for Bryant design townhouse
Values in Boatworks Bayonne have moved even higher with the recent sale of a Bryant style partial water view townhouse.
The 1800 sq. ft townhouse on Bayside Drive with updated bathrooms, refurbished floors and kitchen closed at $410,000. The unit was listed at $429,000 and was on the market for 27 days.
The sold price is $11,000 more than the highest price paid in the Boatworks community in 2017. Since early 2017 townhouse values have been inching higher with many buyers from communities outside of Bayonne finding the developement an attractive alternative to single family houses in the area.

So far for 2018 two (2) townhouses changed owners in Boatworks Bayonne New Jersey.
The highest price paid was $380,000 for a Bryant style 1800 sq. ft home on Bayside Drive, with a walkout from the lower level family room to the Newark Bay. The townhouse sold for $380,000 – 91% of its list price of $419,000.
The other townhouse on Boatworks Drive closed at 99% of its list price of $379,900. The Penn style unit is approximately 1950 sq. ft with a walkout from the living room to yard space. It also has a fireplace and a family room on the ground level.
For 2018 the average days on the market for closed sales is 67.

The average sold price in 2017 was $356,164.00 compared to $338,800.00 in 2016. The average days on the market in 2017 was 78 compared to 130 in 20l6.
The average 2017 sold price for the Madison design (approx. 1950 sq.ft.) townhouse was $374,800. The average sold price for the Bryant design (approx. 1800 sq.ft.) was $347,461. There are 6 different floor plans in Boatworks but the vast majority of sales are in the 2 designs.
The average time spent on the market prior to an accepted offer for the Madison was 45 days while the Bryant was 101.
In 2017, the number of reported distressed sales (in the Multiple Listing Service) remained constant. Distressed sales in 2017 accounted for 19% of all sales in that year. In 2016, distressed sales accounted for 20% of all sales. Not all distressed sales are reported in the MLS e.g. those sold at auctions.
