Real estate is a long-term investment, and homeowners in the 160-townhouse community in Boatworks, Bayonne, are beginning to realize the benefits of holding their investments until there is a shift in the market.

In late 2004, the first set of townhouses were sold in the waterfront community, and shortly after, owners had their share of market uncertainty. Buying for unusually high prices of the 2005-2006 period, plummeting real estate values when the bubble burst in 2008, and hurricane Sandy in 2012, homeowners who weathered the storm are realizing the equity they only once dreamt of.

Earlier this month, an 1800 sq. ft. Bryant-style townhouse, the 3rd largest style in the community, was sold at $600,000 or $333.33 per square foot. This unique style is just one of the many attractive features of the community. The larger floor plans, the Madison and the Sheridan, offer even more space and comfort.

In February this year, another Bryant-style townhouse was sold at $311,11 per sq. ft., the second highest price for the floor plan. This sale, along with the recent $ 600,000 sale, indicates a strong market for Bryant-style townhouses in the Boatworks community.

Boatworks achieved highest sold price for condos sold in Bayonne in March

A condo at Boatworks achieved the highest price of the six condos sold in March in Bayonne, New Jersey. 55 Boatworks Drive, a 1975 sq. ft unit, closed at $525,000, the highest sold price in the Boatworks community since 2007. The community was established in 2004.

The average days on the market for condos sold was 79, while days on the market for 55 Boatworks was 14.

The average sold price for condos sold in Bayonne during March was $278,750.

2021 was a good year for the Boatworks real estate market

The Boatworks real estate market is getting better. Homeowners saw the best real estate market in 12 years.

This, after a period of zero or negative equity for owners who purchased their homes pre-construction 2004/2005 or shortly afterward 2006/2007 when the entire country began to see a sharp decline in the market.

14 townhomes sold between January 1, 2021 and December 31, 2021. $440,000 was the highest sold price, two of the homes achieved this. One other closed at $435,000

$416,071 was the average sold price this year and 50% of those sold achieved list or above list price. 86% of those sold achieved over $400,000. In the previous years, the average sold price ranged between $325,000 and $395,000 (achieved only in 2020)

There is one sale pending in the community.
